Meticulously Crafted

When Paddington real estate agent Pamela Ross first saw this home, she knew she wanted to secure the listing for this meticulously crafted renovator at Ashgrove. Over the years, Pamela has watched the conversion of an original 1914 Queenslander into a modern family home by owners and builders Gavin and Helen.

Day 1 – Initial Consultation

10am Monday

Tracey from Showhomes is introduced to the home’s history.  Gavin describes the painstaking restoration and renovation process.  He and Helen outline the effort that has gone in to creating amenity in the living, sleeping and outdoor spaces.

Tracey opts for designing a modern home with a uniquely Australian theme in the living areas.  Together she and Helen build a plan to prepare for the photo-ready makeover a few weeks away.

The first room encountered is the downstairs office.  Helen explains the significance of the room for Gavin’s business and entertainment requirements.  Showhomes’ furniture and furnishings are brought in to compliment the existing desk.

Day 2 – Photo-Ready Makeover

Family involvement in the styling process is crucial in an occupied home.  The family needs to be able to comfortably live around the styling and know how to pull it all together for viewing at a moment’s notice.

Stylish simplicity is important.  Upstairs, the superb kitchen is cleared, cleaned and styled for market.

SOLD! in 14 days… but it was love at first sight…

Monday: 8am

When Julie and Henk decided to put their house on the market, they were ready to relocate and wanted to do everything possible to sell their home quickly and for the best possible price.  They allowed themselves a week to prepare for professional photos.

Julie had heard Tracey from Showhomes being interviewed on 4BC’s real estate program and decided to enlist Showhomes to decorate her home-for-sale.  Showhomes began the styling process on Monday morning with an Initial Consultation and finished on Sunday evening after completing the One Day Makeover for Photos.

Initial Consultation

The owners had already started packing and decluttering when Tracey arrived for the Initial Consultation but there was a lot to do before the One Day Makeover,  just a few days away.

Together, Tracey and Julie discussed ideas and restyled a number of rooms as a start to the home decoration for sale process.

The Master Bedroom evolved in little more than half an hour during the initial consultation using Julie’s own furniture and furnishings.

After the initial restyle, Julie revealed the family’s artwork.  Artworks are chosen which will be used to complete the rooms during the One Day Makeover.

There’s a lot to be done, so a plan of action was developed.

One Day Makeover

The couple give themselves less than a week to be photo ready with the help of their children and the Showhomes team.  Julie and Henk’s online real estate photos were taken by their son, who is also a professional photographer.  Showhomes’ photographer, Paul McCann took the ‘after’ shots below.

The home’s true colours are revealed as a busy living space transforms.

Results

Henk and Julie’s efforts are obvious.  In just one week, the results are ’extraordinary’, observes their agent Ray, a 26-year veteran real estate agent.

Sunday: 5pm

The large downstairs room could easily be turned into a media room, gym, home office, private retreat or, as the team created, the fifth bedroom.

‘It looks like a Showhome!’ said Julie.

With so many beautiful photos to choose from, Henk and Julie realised the benefits of professionally decorating their home-for-sale – better online photos, more viewings at open homes – higher offers and a faster sale.

The property sold in 14 days within 2% of the asking price after the new buyers viewed it at the first open.
